Planning History

The Croft is an early 20th century former 'manor house' that was built in 1922. The last tenant vacated The Croft in 2004 and the site became a hub off anti-social activity.

The retirement community development will restore the historic manor house it to its former glory and lift the character and appearance of the area, meeting the needs of the local elderly population to provide a safe and inclusive community.

The Design Process

The site is almost entirely surrounded by residential properties. Residents of these properties were communicated with during the planning process as part of engagement and community consultation practices.

The planning process has been ongoing for 5 years so the consultation with the local community has also been ongoing throughout this time period.

The local community wanted the historical integrity of the manor house to be retained. Larkfleet and Keystone therefore made the old manor house drive and landscaped gardens important features of the development in the design and planning stages.

The design, tenure mix and layout have been derived from pre-application discussions with the district council.

Maple Close, an existing community of predominately elderly residents, is located particularly close to an access point of The Croft development. With this in mind, Larkfleet and Keystone were sympathetic to residents of this cul-de-sac in the design of The Croft.
