Planning History

The proposals build on and link into wider strategies in Brixton. The 2009 Future Brixton masterplan, commissioned by Lambeth Council, identifies Somerleyton Road as a key redevelopment site. As majority land owner, the council wanted to maximise affordable housing whilst delivering great new amenities for the surrounding community, including the relocation of Ovalhouse Theatre to Brixton.

The First Development Site was granted full consent in August 2015 along with the approval for the outline consent for the wider masterplan marking the first stage of the continuing Aylesbury Estate regeneration.

The Design Process

The First Development Site was granted full consent in August 2015 along with the approval for the outline consent for the wider masterplan marking the first stage of the continuing Aylesbury Estate regeneration.

Residents and local people have been engaged with the project since
2008 through Brixton Green, a non-profit, community benefit society, set
up by local people to help support the project. Workshops and other
engagement events helped locals define a ‘statement of needs’ for the
most appropriate redevelopment of the site and to create the project brief.
There have been a really useful, inspiring and creative range of
consultation and engagement events with residents and local people
since the project team was appointed in 2014. The events also
updated local people on the evolution of the masterplan, introducing
the architectural team, consulting on public realm design, as well as
sustainability and housing design workshops. A Somerleyton Road Street
Party also show-cased and garnered opinion on the emerging scheme
design.
