The site was previously a vacant plot, with no known development. The site forms part of the Lord Radnor estate and is set within the curtilage of the associated listed buildings. Permissions have been sought for the overall site, which has been subdivided into four phases; with this being the first phase.

Permissions have been sought for the overall site, which has been subdivided into four phases; with this being the first phase.
Prior to the planning submission a number of informal meetings with the
local authority case officer were held, to discuss the potential development
and an appropriate design and density. A public consultation was also
held where people of the local village parish were given the chance to
share their thoughts and comments.
The planning application was met with 130 objections from local residents
who had formed an action group to speak as one voice against the
development. Their main objection was to the perceived increase in
traffic in the area and loss of the carpenters workshop. They felt that the
industrial canal character of the conservation area was being threatened
by not making use of the existing structure. The former workshop, built in
the late 19th century with the development of the canals, was not listed
and had little architectural merit itself but, English Heritage argued, did
form part of the canal heritage as a working, industrial transport network.
Following the planning feedback, an amended brief was agreed and the
scheme was redesigned. The existing former carpenters workshop was
retained, refurbished and extended to create a 3 bedroom house and
the surrounding blocks scaled back to be more respectful of the historic
building.
