Two earlier proposals for residential and mixed-use development on
the site were made in 2004 and 2009. Both applications were rejected
following opposition by the local community and the local planning
authority.
Proctor and Matthews’ scheme was produced in December 2010 and
outline planning consent for 337 dwellings was granted in September
2011. Detailed planning consent for 154 dwellings (Phase 1) was also
granted in September 2011.
Earlier proposals for the site had met strong opposition from the
local community, who were concerned about the increased density of
those schemes. Proctor and Matthews were anxious to listen to local
and potential residents’ views, and took part alongside Countryside
Properties in a reactive consultation process to explain the proposals
and invite comments.
A well-attended public exhibition outlining the proposals was held at the
Holiday Inn, Maidstone Road, Rochester in November 2010 where over
200 local residents attended. A display showing the proposed layout,
typical elevations and visuals was shown and discussed.
