Planning History

A full planning application was submitted in November 2012.
Permission for development was granted in October 2013
including Conservation Area consent for demolition and
refurbishment works to the existing buildings.

The Design Process

Extensive consultation with the Planning Authority, tenants and local stakeholders was key to this process. The prominence of the site within the Conservation Area and its relationship to the Creek necessitates extensive, detailed pre-application discussions and design reviews with Lewisham Officers. We also held several meetings with the local Design Review Panel and GLA who have been extremely supportive of the proposals. The Environment Agency, Port of London Authority and Creekside Education Trust (CET) were also consulted and CET have now been appointed as a consultant to advise on the landscaping and future maintenance.
There is a well established creative community on the site, most of whom were initially hesitant to support any plans for redevelopment due to fears of higher rents, eviction and dismantling of the local community. We engaged with all existing tenants, local residents, businesses and local institutions from the outset and have discussed and exchanged ideas and opportunities for the regeneration throughout. At strategic design stages, we held exhibitions and drop-in events which proved popular and informative. One 2 day event utilised a derelict unit on the site, where as part of the Faircharm’s annual artist showcase, we exhibited our proposals alongside local artists and brought in a bar, cinema and bqq, all run by local businesses.
