The organising principle of the layout is a central Avenue that links two open spaces – a Gateway Square at the northern end and an extension of Downhills Park into the site at the southern end of the site. Both these spaces are designed with new pedestrian connections to Downhills Park. A new community orchard and allotments are provided around SUDS. Flat blocks benefits from communal gardens and 2 of them also offer a roof terrace. Some ground floor flats have their own private gardens. All of the houses have their own private rear gardens. The landscape design was developed in collaboration with BD Landscape.
The site forms part of Site SA60 in the Haringey Site Allocations DPD. A number of pre-application meetings were held with planning officers prior to submission of the planning application. A Development Management Forum was held on 20 July 2016. The scheme was presented to the Haringey Quality Review Panel on 17 August 2016 and again on 9 November 2016. It was submitted for planning in September 2016 and achieved planning approval in February 2017.
