The landscape strategy has been developed to incorporate many of the existing trees from the former Heygate Estate. A series of mature London Planes are to be retained within both the public realm on Wansey Street and to the communal residential courtyard at the rear of the townhouses. The houses themselves have a series private amenity spaces located on every floor of the dwelling. The ground floors have a generously sized terrace to the rear of the properties that opens out onto a communal landscaped courtyard that is gated and shared with the adjacent mansion blocks, similar to those found in Notting Hill or Belgravia. A south facing first floor balcony sits off the study / third bedroom and its location above the bay window provides long views up and down Wansey Street. On the 3 bed houses the top floor is set back to provide a generous private terrace that can be accessed directly form the stair as well as the master bedroom suite.
Both terraces have raised beds that can be planted up by the resident. Hedges and metal railings will provide privacy zones to the front and rear of the properties and will be managed by the estate along with the communal gardens to the rear to ensure a consistent look and feel to the terrace is maintained.
The fifteen private houses sit as a separate plot within the larger mixed tenure 360 unit South Gardens scheme that was granted planning permission in February 2014. This was the first Reserved Matters submission to be made pursuant to the outline planning permission for the former Heygate Estate in Elephant & Castle, Central London now referred to as Elephant Park, which was granted consent in March 2013.
